The fact is that DR Horton has the audacity to put master plan in their own renderings, completely discounting all the work that myself and the residents of Beulah have done to get to this point.
Design code amendments should allow for flexibility and adaptation to specific circumstances, like some ENGINEERING or storm water! However, unlike what DR HORTON has provided... they should still be in harmony with the broader guidelines set forth in the master plan. Design code amendments should align with the vision and goals of the DPZ master plan, ensuring that individual projects contribute to the overall development objectives of the area.
DR Horton is clearly taking the DPZ master plan and using it as toilet paper.
I simply don't understand why our commissioner Bergosh simply doesn't stand up for his citizens and residents of Beulah.
It also appears that by not following the master plan, the county will have to pay back Navy Federal the DPZ master plan they paid. The citizens of Beulah should also sue the county for restitution of time loss, emotional distress, and the two sides of the mouth that Bergosh talks out of-- the only power we have left will be in the voting booth when we FIRE BERGOSH.
Also, don't pretend like you're an economist Bergosh, you mentioned that this deal doesn't pencil? That is absolute hogwash. How does every private partnership that DPZ has done pencil out? Rosemary, Aly's, Seaside, Town Madison ? Are you implying that the cost for OLF 8 was overpaid for by the county so now us residents have to suffer by going with the country's most affordable home builder? DPZ is world renowned firm, all of their deals pencil out with higher ROI's than any POS DR Horton project.
There are plenty of empty commerce parks, and industrial parks in Escambia county. Our county makes things very difficult to do business, and our political system is dysfunctional.
DR Horton is segregating all the spaces into single use. That is the anti-thesis of the DPZ design code. We wanted a walkable community, not a typical suburban sprawl where I have to get into my car to drive to a basic store simply because it is placed in a strip mall two minutes away.

But if it is not financially feasible, I support doing all we can to provide amenities to Beulah (where I have owned a home for nearly 20 years right across from this field, BTW. How long have you lived here----if you even do?) Remember the facts, anon 3:35. Fact-- we spent $18.5 million to create jobs on that field, not to build a playground for you. Fact--I'm on record NEVER supporting any more residential on that field--but I got out voted by my board due to INCREDIBLE pressure applied by one special interest group and about a dozen or so residents. Meanwhile, I will support something that pays back the county's $14.5 million balance, adds retial, restaurants, shops, a town center, and green spaces. Will it be exactly the platinum Lamboroghini that DPC designed? we will see. But I know this--we will get a lot with this deal, jobs and amenities and I am not going to go apoplectic, like you apparently have, if the streets don't lay out precisely as indicated in the pretty pictures. Remember: anything we get in terms of amenities is over and above what we purchased this property for (JOBS) and if a deal like this D.R. Horton offer goes through-----it will result in a LOT LESS residential on the field which, at the end of the day, is a GOOD THING.
