I am one member of a five person board. I am interested in establishing this blog as a means of additional transparency to the public, outreach to the community, and information dissemination to all who choose to look. HOT OFF THE PRESS! BCC Receives $35 Million Cash Offer for OLF8 This Morning

This morning very early--Members of the BCC and our attorney received a $35 Million Dollar all cash offer for the OLF-8 property in Beulah in District one.

Late last week, we received a $33 Million offer from DR Horton.  This announcement was met with SIGNIFICANT concern and consternation from the constituents I serve.

Although intrigued by DR Horton's offer and the potential that cash infusion could bring to the BCC----this latest offer, below, is more lucrative and comes from a national firm that has already done or is currently working on similar, large footprint mixed-use developments.

And their letter intimates they will work within the existing Master Plan which is a huge plus and should leave the residents I serve in Beulah much more at ease.

And this could be $21 Million dollar "profit" if we can close this deal!

When this property went up for sale remarks were made that the county did not want Navy Federal to build any more buildings and Navy Federal helped with a good plan to develop this area. I know that not everyone is going to be happy with what is done but putting more housing in is not the way to go we need places to eat and bring in some business that will bring in more jobs in this area and good income. Another thing to think about is the traffic, we have so many new subdivisions in this area along with new apartments. DR Horton is not the way to go regardless of the money and I doubt seriously that the money you get for thr property will help anyone in this area. If more houses are built we will need more schools, firefighters, police and medical help.

Anonymous 4:26-We have the parcel zoned and a Master Plan codified in the County's ordinances that will guide development of this property. There is a long history of the evolution of what will eventually be built, and housing was something I fought hard against but was out voted and instead we settled on a compromise which will allow for 271 acres for high tech, clean tech jobs, a nsignificant amount of acreage for commercial, restaurants and amenities for the community, and a little bit less for multi-family housing. There is also green space and community space in the master plan. Our second offer, from Breland, acknowledges this master plan and expresses the intent to develop the property within the bounds of that plan--which makes it the superior offer in my opinion. It is also a $35 Million dollar, all cash offer meaning the county would realize a $21 Million "profit" on this property which we can put into infrastructure in Beulah and all over the county. Its a win if we take it and don't dilly dally and dither which could result in us snatching defeat from the jaws of victory instead.....Go to Myescambia.com, punch in "master plan" in the search bar, then read the 2021 BCC ordinance and the 433 page master plan--I think you'll be pleasantly surprised.

Without a doubt the Breland Intent to Purchase offer for the OLF8 property is the one to support. They have proven multi-use development experience and a commitment to adhere to the county approved Master Plan. They don't have the negative reputation baggage that DR Horton has. We only have one chance to do what's right for the future of our community. Once that pristine piece of land is changed we can't take it back. This is too important a decision to squander. Us residents are counting on you.
I appreciate your vote to select Breland.
